What do I need to bring to my appointment?

To help you prepare for your Mortgage Application appointment, the following checklist outlines the supporting documentation you need to bring with you.

Additional documentation may be requested during the application review process as a result of information contained in the documents provided.


For Non Ulster Bank Customers

  • Proof of Identity and Residential address
    • A full and Current valid passport or drivers licence
    • A current utility bill e.g. Telephone/Electricity/Gas
  • 3 months consecutive, most recent bank statements for all your accounts (e.g. Savings, Loans etc). All pages of the statements are required. (a further 3 months may be required throughout the course of your application process)


In addition, For All Customers who are PAYE Employees

  • 3 most recent payslips and the most recent being issued within the last 8 weeks
  • 1 months most recent statement required for any Credit Card borrowing not held with Ulster Bank
  • Evidence of any existing mortgages including Investment Properties held, e.g. most recent annual statement
  • Evidence of any rental income e.g. copy of a rental agreement
  • Copy of divorce/separation agreement if applicable
  • The enclosed salary certificate completed, signed and stamped by your employer


For Customers who are Self-Employed/Sole Trader/Director of Ltd Company

  • Last 2 years audited accounts certified by an accountant and signed by you
  • 3 months Business Bank statements
  • Tax clearance certificate

OR Confirmation from Accountant that all tax affairs are up to date


For Self Builds

  • Full Planning Permission with a minimum of 18 months remaining, site map and plans
  • Copy of your fixed priced contract with your builder

OR If building by direct labour, the enclosed Self Build template completed, signed and stamped by a qualified architect/engineer or surveyor including confirming for an allowance of 15% contingency in the event of cost over runs.

  • A valid copy of the architects Professional Indemnity Insurance
